Sierra Suites Hotel is a 5 Story, 102,000 square foot, full service facility located in the upscale River Park Development Project at Redmond Washington.  The structure is supported on 320 eco friendly vibro piers.  The first level is concrete columns supporting a PT Transfer Deck.  The 4 stories of hotel units are wood framed construction.  Unique NW architectural features include liberal use of timber beamed roof elements, architectural cast stone and brick façade, metal panels and stucco.  The building is enhanced by a 5 story glass enclosed stair well and plaza level patio complete with fire pit for hotel guests. 

The 144 guest suites contain 116 efficiency units complete with kitchenettes, dining and living areas.  The first floor contains Meeting Rooms, Board Room, Business Center, Full Service Dining, Bistro/Bar, Pool and Exercise Facility.  A 4,100 square foot Tenant Space is provided for a future niche restaurant.  The Hotel Facility shares the on site Parking Garage with the River Park Development.  Construction costs were approximately $19 million, excluding site development, road, infrastructure costs and parking facility.

Esther Short Commons is a 161,000 square foot mixed-use complex that includes 160 living units and approximately 23,000 square feet of retail and parking space on the ground level.  A portion of the retail space is the home of the Vancouver Farmer’s Market.  This building is part of the effort to revitalize Vancouver’s downtown by bringing people and businesses together under one roof.  As a Design Build project, Tapani Plumbing worked with the architect, owner and general contractor to create a building that would attract tenants and businesses, while at the same time meeting budget expectations.

Built slab on grade, this project includes concrete stairways and elevator shafts.  This 85 unit project is LEED gold designated project.

This project includes two three story wood framed buildings (buildings B and C) consisting of 48 units each.  One building is slab on grade and the other building is post tension over parking.  A third building (building A) contains 140 units built over post tension parking with a retail level.  This building is a five story wood framed building.

Sustainable practices have been incorporated throughout this project.  Energy Star* appliances, water saving dual flush toilets, low emitting materials for better inside air quality.  These improvements resulted in 40% more water efficient and 18% more energy efficient.
